The following items are included in a full and
comprehensive inspection of the premises: EXTERIOR: Condition of chimney, walls, painting/caulking, electrical and plumbing fixtures. BASIC STRUCTURE: What is the condition of foundations, joists, rafters, etc. ROOFING: Examine structure soundness and condition of shingling with emphasis on roof leaks and ventilation. DRAINAGE: Examine gutters/leaders and grading with emphasis on wet and damp basements. WINDOWS AND DOORS: Assess operation with attention to energy considerations. INTERIOR WALLS, FLOORS AND CEILINGS: Determine condition and note any damaged areas, especially tile work in bathrooms. HEATING AND AIR CONDITIONING: Examine type of system and system operation. INSULATION: Determine type and amount with energy conservation as a keystone. PLUMBING: Check type of plumbing, waste disposal, condition and operation of fixtures and method of hot water supply. ELECTRICAL: Define type and capacity of the service, method of distribution, type of wiring and operation of receptacles, switches and fixtures. MISCELLANEOUS: Condition and operation of appliances, swimming pools, underground sprinkler system, fences, central vacuum systems, etc. should also be examined. We encourage you to be present at the inspection so that you can receive an on-site oral report and ask any questions at the site itself. This enables you to have a better understanding of any problems that may exist in the house plus recommendations to improve existing conditions. A complete easy to read and comprehend report covering the entire inspection is sent the day following the inspection. We welcome any questions you may have at any time after the inspection.
